Electric boilers use electricity to heat the water in a ‘wet’ central heating system in the same way as a gas boiler. An electric boiler gives you all the advantages of ‘wet’ central heating without the need for a gas supply.

Flues in voids regulations
A flue uses a fan to take away noxious fumes produced by gas fired boilers and direct them outside, so they need to access an outside wall. Where boilers are located away from external walls, flues are more likely to run through ceiling or wall voids, or even through a neighbour’s property. After a number of deaths due to these flues being difficult to maintain new regulations came into effect in January 2013 which stated that Gas Safety inspections much include visual inspections of gas flues for every 1.5 meters or at bends in the flue. To comply, hatches need to be installed to enable an engineer to inspect the flues. This can be very expensive, as can relocating boilers and central heating systems. An electric boiler can be the answer to this problem, particularly in rented accommodation which require an annual Landlord Gas Safety certificate.
If you’re lucky enough to live in one of London’s beautiful listed buildings you’ll know there can be several restrictions on what you are allowed to do in terms of maintenance and home improvement. One such restriction we’ve come across in our years of installing boilers around London is the inability to drill holes to the outside of the building, resulting in a flue being almost impossible to install for a gas fired boiler.
